This Privacy Policy explains how 407Flips, operated by Peak Investments LLC (“407Flips,” “we,” “us,” or “our”), collects and uses information when you visit www.407flips.com, submit a property inquiry, contact us, or participate in our SMS program.
Information we collect
We may collect your name, email address, telephone number, property address or parcel information, property type, messages, and information you voluntarily provide. We may also collect submission date and time, form source, IP address, user agent, and basic technical or usage information.
When a form offers SMS consent, we record whether you checked the optional consent box, the disclosure version shown, and the consent timestamp when consent is provided. An unchecked box is recorded as no SMS consent.
How we use information

How we share information
We may share information with vendors that provide hosting, forms, Google Workspace, Google Sheets, communications, analytics, security, or professional services on our behalf. Storage and security
Lead information is intended to be stored in a private Google Sheet and may be included in Google Workspace notification emails. We use reasonable administrative and technical safeguards, but no system can guarantee absolute security.
Retention
We retain lead and consent records only for as long as reasonably necessary for inquiry follow-up, transaction evaluation, recordkeeping, dispute handling, legal obligations, and legitimate business purposes. The appropriate period depends on the nature of the information and why it was collected.

You may decline optional SMS consent and still submit an inquiry. You may opt out of texts at any time by replying STOP. You may request access, correction, or deletion where applicable by contacting us; legal or recordkeeping exceptions may apply.
